Fleming Properties
Fleming Properties took over the management of our HOA in 2022. They attend all meetings and work hand in hand with our Board. At the direction of the Board they perform all services necessary for the management of the HOA explained in the Park at Timberhill Homeowners Association legal documents and annual budget.

New HOA Board
We have a new HOA board as of May 2026. Our previous board retired, and/or served out their term. A new board was elected at the May 20, 2026 meeting. Thank you to John Winkler, President, and Tom Meier, Secretary who served this HOA for more than 20 years and to Treasurer Joel Howe who served the last two years. A special thank you to them for their dedicated service. The new board members are President Sharon Mills, Secretary Ann Werner, and Treasurer Steve Reese.
Website
The board is in the process of updating our HOA website. To see our website, go to www.parkattimberhill.com. Some of the items you can find on the website are board meeting minutes, budgets, HOA by-laws, CCRs and the FAQs. You can review those for details regarding topics such as general maintenance, parking, landscaping, fencing, exterior painting, roof replacement, and other exterior changes.
HOA Dues
HOA dues increase. Homeowner dues are now $325, due semi-annually. This increase, from $295 to $325, was approved at the April 2025 meeting to meet current expenditures. Homeowner dues are the only source of income and covers expenditures for landscaping, utilities and maintenance for common areas and business management services for the community. The board will be reviewing the current budget going forward to make any necessary adjustments.
Irrigation of Common Areas.
The board currently has a contract with Superior Landscaping and are working with them to better clarify their scope of work. One of the biggest costs in our annual budget is the watering of the common areas in our HOA. In keeping with the city’s new water conservation program, “Golden Landscapes,” we’re focusing on water-wise landscaping. We’re doing a 3-month trial of decreasing the watering on all common areas in June, July and August and then comparing the bills for 2025 and 2026 for those same three months. The goal is to decrease our yearly watering bill while maintaining a pleasing and acceptable appearance of the common areas.
Getting ARC Approval
The Architectural Review Committee (ARC). The Park at Timberhill is a planned community with a predetermined look that gives it its unique appearance. If you want to make exterior changes you first need to get written permission from the ARC before the work begins. The most common requests are usually related to fences, decks, sheds and exterior painting, roof color. There is a one-page request form on the website which can be filled out and submitted to ARC. Changes are generally quickly approved. You can check out more specific details on the HOA website in the FAQs section.
Newsletters & Board Meetings
Thanks to those who returned the recent survey. Your responses are helpful in guiding the goals of the HOA Board. Meetings are held semi-annually. Timely notices will be sent out for our next meeting in December. Look for future newsletters highlighting important topics for our HOA. We welcome your participation and input and look forward to working with you.
